When you make a reservation at Boathouse Resort, you are entering into a short term rental contract to occupy a residential apartment.  The name Boathouse Resort is a brand only, and each apartment is individually owned.  Boathouse Resort is NOT a hotel, motel or a singular serviced aparment business.  Boathouse Resort is a marketing brand that aggregates the individual owners apartments and are managed by the agent to ensure best availability for guests and maximises occupancy.  The contract you enter into is managed by a licensed real estate agent.  Your deposits and payments are paid into an agents’ trust account which is governed by the Office of Fair Trading.

Short Term Rental is governed by a set of regulations that have been legislated by the state government of NSW.   These regulations are often referred to as the “AirBnB laws”.  This is because many residents have been inconvenienced by a constant stream of paying guests behaving poorly or creating difficulties for permanent residents.  You as a guest can be reported to the commissioner, you can also report a landlord, the property you have rented and others who have negatively affected you in a STRA situation.   If you regularly take weekend and longer getaway breaks in NSW, please click on the links below and familiarise yourself with your rights and the responsibilities of all the Participants including guests, owners, agents and the OFT.

YOUR SAFETY:  The STRA regulations are aimed at ensuring that owners provide a safe environment and commit legally to provide and meet the fire safety regulations as well as providing all the necessary information to allow you to be protected and informed in case of a local emergency.  In your apartment, you will find an information booklet and an emergency information document.  You will also find and you should familiarise yourself with the emergency exit map at the entrance and exit to the apartment.

When you arrive at the resort, you will normally receive a key and rental conditIons documents which describe your obligations.  
IF YOU OPEN THE ENVELOPE OR ENTER THE PROPERTY YOU RENTED YOU ARE BOUND BY THE TERMS AND CONDITIONS OF THE RENTAL EVEN IF YOU DO NOT SIGN THE REGISTRATION DOCUMENT OR INITIAL THE APARTMENT CONDITIONS PAGE.    

Some key items:

– You are encouraged to use the supplied Luggage Trollies but they must NOT be taken inside an apartment.

– You must remove all rubbish from the apartment including recyclables.

– You must stack and switch on the dishwasher at the time you depart.

– There is NO SMOKING on the property at all. You can only smoke outside the gates of the property.

Your contract and conditions include the amounts that the agent will debit your credit card at the sole discretion of the agent if any of these conditions are not met on exit.
